Real Estate Lead Generation in Dubai: What 1,097 AI Calls Taught Us About Follow-Up Speed

What do these 1,097 calls actually measure?
The numbers come from one production campaign we ran: an AI voice agent qualifying real-estate leads by outbound call in the UAE, between 2 June and 12 July 2026. It placed 1,097 dials, 1,094 of them with a usable timestamp. All hours are Gulf Standard Time. A call counts as connected when it lasted at least 10 seconds. This post pulls out the part that matters most to a brokerage: when people pick up.
One thing this data does not measure is how many minutes passed between a lead enquiring and the first call. The campaign dialled a list, so what we can show is how the hour and the day changed the odds of reaching someone. That still answers a real follow-up question, because every lead you fail to reach on the first attempt becomes a retry, and every retry has to be placed at some hour on some day.
What time of day do UAE real-estate leads pick up?
Early afternoon. Dials placed in the 09:00 to 11:00 hours connected 44.5% of the time (157 of 353). Dials placed in the 12:00 to 16:00 hours connected 50.6% of the time (340 of 672). That is a 6.1-point gap in the afternoon's favour, on a sample big enough that it is not a rounding error.

The worst hour was 09:00, the slot most sales teams reserve for their call block. The best was 13:00. Both edges of the day were weak: 17:00 connected only 40.6% of the time. Our reading is that at nine people are commuting, dropping children at school or opening their inbox, and by five they are heading home, while the middle of the day has more people at a desk or between meetings with a phone in hand. That is an interpretation, not something the call logs prove, but the pattern itself is clear.
Which day of the week connects best?
Wednesday. The campaign only dialled Monday to Thursday, and the middle of that week clearly outperformed its edges.

Thursday, the day many teams use to clear the week's backlog before the weekend, was the weakest day in the set. Monday was close behind it. If your team saves its re-dial list for Thursday afternoon, this data suggests moving part of it to Tuesday or Wednesday.
Does the best hour to connect also book the most viewings?
Not in this campaign. The 37 meetings it booked were spread unevenly across the day: 8 came from calls placed at 16:00, 7 at 10:00, 6 at 14:00, 4 at 15:00, 3 each at 12:00 and 17:00, and 2 each at 09:00, 11:00 and 13:00. So 13:00, the best hour for reaching someone, produced only 2 bookings, while 16:00 produced the most. With only 37 bookings we show counts rather than percentages, because a per-hour booking rate would claim more precision than the sample has.
The lesson for a brokerage is that connect rate is the right number for scheduling retries, but it is not the number you are paid on. Track booked viewings by hour in your own data before you decide your team's day around a single connect-rate peak.
What does this mean for follow-up speed on portal and ad leads?
It does not mean you should hold a fresh enquiry until 13:00. A buyer who has just submitted a portal form or a Meta lead form is, at that moment, holding their phone and thinking about the property. That window closes on its own clock, whatever the hourly averages say. The first attempt should go out as soon as the lead arrives, inside the legal calling hours. Where the timing data earns its keep is everything after that first attempt:
- Retries. If the first call does not connect, the next attempt has a better chance in the early afternoon than at 09:00 or 17:00.
- Overnight leads. Enquiries that arrive after 18:00 cannot be called until 09:00, the weakest hour in our data. A WhatsApp acknowledgement at the time of the enquiry, followed by a call a little later in the morning, is worth testing against a 09:00 dial.
- Aged lists. Old enquiries, open-house sign-ups and past buyers have no freshness to protect, so they are the calls to stack into the 12:00 to 16:00 block and into Tuesday and Wednesday.

How do the UAE telemarketing rules limit follow-up timing?
Every hour in the table above sits inside the legal window. Article 5(3) of Cabinet Resolution No. 56 of 2024 says marketing calls may be made "only during the period from 9:00 am to 6:00 pm". Article 5(5) says a company must not call back a person who does not answer or ends the call "more than once a day and a maximum of twice a week", and Article 5(4) says a person who rejects the offer on the first call must not be called back. Under Table 1 of Cabinet Resolution No. 57 of 2024, each of those carries a first-violation fine of AED 10,000, rising to AED 25,000 and AED 50,000.
On this campaign, 0 of the 1,094 timestamped dials were placed before 09:00, 0 at or after 18:00, and 0 on a Friday, Saturday or Sunday. That was not discipline on anyone's part. The scheduler refuses to dial outside the window, which is the only reliable way we know to keep a busy team inside it. A follow-up call to someone who asked you to contact them is a different situation from cold outreach, and how the retry limits apply to an inbound lead is worth confirming with your legal team.
How should a Dubai brokerage use these numbers?
- Call every new enquiry immediately during calling hours. Do not batch fresh leads for a better hour.
- Move retries and re-dials out of 09:00 and 17:00 and into the 12:00 to 16:00 block.
- Put aged and recycled lists on Tuesday and Wednesday rather than Monday and Thursday.
- Log connects and booked viewings by hour in your own CRM for a month, then compare them with ours.
- Make the 09:00 to 18:00 window and the retry limits a hard rule in your dialler, not a line in the training deck.
